About the Wissahickon School District in Montgomery County Pennsylvania 

The Wissahickon School District is a very highly rated school district in Pennsylvania. The Wissahickon School District includes the Borough of Ambler and Whitepain Township. Blue Bell is a community located in Whitepain Township. The School District is home to 5 elementary schools, 1 middle school and 1 high school. The Wissahickon Middle School pool is used for swim classes and community swimming. A competitive swim club is active in the community, as well. 

The Borough of Ambler
Ambler is a desirable, northern suburb located conveniently only a half-hour train ride from Philadelphia. It has the atmosphere of a small town, yet has access to all the amenities of the big city. The Borough of Ambler’s estimated population in 2005 is 6,430 people and the average selling price of a home in Ambler is $243,000, with a variety of housing options available including historic row houses and luxury estates.  

Ambler was incorporated in 1888. Gilkey’s corner was the location of the first settlement in Ambler. A lovely main street with shops, a movie theater, and restaurants is the center of the borough. 

Ambler is home to the Ambler campus of Temple University.
Residents of Ambler enjoy access to 5 parks and lots of playgrounds. The beautiful Wissahickon Creek provides outdoor activities for the nature lovers. 

Whitpain Township
Whitpain Township is one of the oldest municipalities in the county and was established in 1701. The township was primarily an agricultural community until after the 1930’s when industries began to pop up in the area. The population has been increasing steadily since that time and continues today. Whitpain Township’s population in now estimated to be18,970 people. The township is characterized presently by lovely homes, quaint small-business establishments and up-scale business parks. Major employers in Whitpain Township include Aetna, UNISYS, C&D Technologies Inc, and Inkine Pharmaceutical Co. The township also has numerous small businesses and retail stores. 

Parks in Whitpain Township comprise more than 400 acres. Wentz Run Park includes a recreational facility and Prophecy Creek Park features beautiful rolling meadows, ponds, a creek, and wooded areas. Other parks in the township include West Side Park, Stony Creek Sports Park, Erbs Mills Park and the Armentrout Reserve. 

Blue Bell
Blue Bell, is a growing community in Whitpain Township that is 5.4 square miles. It has a suburban atmosphere with a variety of housing and business opportunities. Other great attributes of Blue Bell are the great shopping and the plentiful employment opportunities. Blue Bell residents live a high quality of living with an average household income significantly above the state average.  

Blue Bell is home to many business parks including the Office Court at Walton Point, and the Office Court at Blue Bell, The Blue Bell Office Campus, and Sentry Park. Industry sectors providing employment in Blue Bell include Professional, Scientific, Management, Administrative (19%), Educational, Health and Social Services (18.4%), Finance, Insurance, Real Estate (15.1%), Manufacturing (11.6%), and Retail Trade (10.5%).  

Montgomery County Community College is located in Blue Bell and has an enrollment of over 5,000 students. The top-notch Meadowlands Country Club is located in Blue Bell. 

Lower Gwynedd
Lower Gwynedd was created when Gwynedd Township was divided into two townships in 1891 – Upper Gwynedd and Lower Gwynedd. Lower Gwynedd Township has 4 villages within its boundaries including Gwynedd, Gwynedd Valley, Penilyn, and Spring House. 

Lower Gwynedd’s population has been growing steadily since the 1950’s. The population in 2005 is estimated to be 10,920. In addition, Lower Gwynedd now has several large employers as well as business parks. Lower Gwynedd Township has many small specialty shops and retail establishments nearby.

Disclosure Laws >Read the Fine Print

Many states require the seller of a home to fill out a real estate disclosure statement when transferring the title. The disclosure is designed to reveal any material defects in the home to the new owner. When buying a home, take the time to read the fine print of the disclosure form.

Look for a section that asks the seller to indicate the material defects that exist in the home's major systems. Most forms will specify interior and exterior walls, ceilings, roof, insulation, windows, fences, driveway, sidewalks, floors, doors, foundation, and the electrical and plumbing systems. As the buyer you will want to know of defects in any of these areas.

Sellers are required to note the presence of environmental hazards or zoning violations. They must disclose if there are any encroachments or easements, or walls or fences shared with adjoining landowners. Room additions or repairs made without the necessary permits or not in compliance with building codes must be noted. Sellers must disclose citations or lawsuits against the property. If any such conditions appear on the disclosure form, consult with your real estate agent immediately regarding how to proceed with negotiation.
